Why is it important to keep track of the Top Selling New Projects?
Have you ever wonder why a certain property development is flying off the shelves like hot cakes while some new launches are not even 50% sold?
When you start to observe the trend of Top Selling Property New launches in Singapore, you will usually notice certain developments will consistently perform better than some others. It's important that we evaluate and do our own research and form your own opinion as to why a certain property development is so popular.
My favourite phrase - "Everything happens for a reason"
As much as this phrase sounds like I am stating an obvious fact, it's important that we research and understand why people are flocking to buy a certain project over another.
It does sound like herd mentality! However, that's generally something appealing about that new launch - a compelling reason why a certain property development is Top Best Selling. It could be the attractive price point (good entry price and our favourite star buys!), pent-up demand versus existing supply of a specific location or district or recent media announcement on future transformation of a particular area or region and so on.

One of the decision making thought process of identifying good property buy is to ask yourself this question - 'Will it be easy to sell the property in future?'. IE, is there a relatively easy exit strategy already put in place? It does not matter even if you may have decided not to move house anymore and do not intend to sell your unit in the near future. Your plans may evolve down the road. It's always advisable to think about your exit strategy.
But what does being identified as a Popular Condo has anything to do with Exit Strategy?
Let's say that the new launch unit you have bought 10 years ago has appreciated in value. You then decide to put it up for sale but only to receive lukewarm responses from inquirers or potential buyers. It's either you are receiving low volume of buyers' inquiries or potential buyers are not willing to match your asking selling price.
I am not able to find a home buyer for my property in the resale market!
" The Capital Appreciation of your property seems to be a on paper gain only? Not being able to en cash S$ your property sounds rather meaningless, isn't it? "
How do I increase the probability of getting a bigger pool of potential home buyers in the property resale market?
Generally, the more popular or well-known a condo project is, the higher the probability that the property will continue to be more sought-after by buyers or investors in the near future. Of course, this is notwithstanding other key considerations such as how well the maintenance of condo common facilities are, the condition of the condo unit itself etc and macro economic factors.
So putting all other considerations aside, you are likely to get a bigger pool of potential home buyers in the resale market if your condominium development is relatively more well-known, popular and more 'searched for'.
